Ballyboggan Road

In 2020 GV8 (trading as BPG3 at the time) was engaged by Gerry Geoghan and Eamonn O'Malley to assess the daylight sunlight levels associated with a proposed development on Ballyboggan Road, Dublin 11. The proposed development related principally to the delivery of 99 apartments organised within three independent blocks.

Working closely with Crawford Architecture GV8 was able to identify a series of simple amendments that would increase the admission of daylight within the scheme. During the course of the planning process for this project one of the question raised related to the consequence this development could have for the development potential of an adjacent site. Using detailed supplementary analysis, and a mirrored form to represent the potential neighbouring development, GV8 was able to demonstrate that future development would be able to access adequate levels of natural light with the proposed development in place.

Key Services Provided Included:

• Vertical Sky Component (VSC) testing to assess loss of skylight access to neighbouring accommodation.

• Annual Probable Sunlight Hours (APSH) testing to assess the loss of sunlight to neighbouring accommodation.

• Sun on Ground (SOG) testing to assess the loss of sunlight to neighbouring recreation spaces.

• Production of supplementary shadow casting imagery.

• Average Daylight Factor (ADF) testing of all accommodation within the proposed development

• Sunlight access testing for all units within the proposed development

• Sun on Ground (SOG) testing of all proposed recreation spaces

Having reviewed GV8’s assessment of light levels within the proposed development the local authority concluded that:

“As such, even in the event of a similar development on the site to the south casting shadows, it can be assumed that the redesigned apartments would still enjoy adequate sunlight, which, in combination with the good levels of daylight, would lead to adequate residential amenity.”

Having reviewed GV8’s assessment of impact to neighbouring properties the local authority concluded that:

“Impacts on daylight and sunlight to neighbouring properties are minor, and within the acceptable

range.”

Dublin City Council granted permission for this development in October 2021.
