In 2018 GV8 (trading as BPG3 at the time) was engaged by Richmond Homes to assess the daylight sunlight levels associated with a proposed development in in Foxrock, Dublin 18. The proposed development related principally to the delivery of 142 BTR apartments plus ancillary amenities including a glazed pavilion, a reception space with resident’s lounge, a co-working lounge, and a gym.

GV8 worked closely with HJL from an early stage in the designs development to maximise the number of apartments which would benefit from high level of daylight amenity. Simple interventions like alternative balcony placement and enlarged windows were made in specific areas where opposing obstructions were creating daylight restrictions. Setbacks at upper levels was carefully modulated to ameliorate impact to neighbouring properties. GV8 was also able to assist with the redesign of the railing system so that privacy and safety could be maintained whilst at the same time enhancing light penetration to the associated accommodation.

Key Services Provided Included:

• Vertical Sky Component (VSC) testing to assess loss of skylight access to neighbouring accommodation.

• Annual Probable Sunlight Hours (APSH) testing to assess the loss of sunlight to neighbouring accommodation.

• Sun on Ground (SOG) testing to assess the loss of sunlight to neighbouring recreation spaces.

• Production of supplementary shadow casting imagery.

• Average Daylight Factor (ADF) testing of all accommodation within the proposed development

• Sunlight access testing for all units within the proposed development

• Sun on Ground (SOG) testing of all proposed recreation spaces

Having reviewed GV8’s assessment of impact to neighbouring properties the Board’s Inspector concluded that:

“I accept that there may be some level of overshadowing/overlooking of the properties fronting onto Granville Road and that there will be a change in outlook for these properties. However, it is acknowledged that this is an urban location and some degree of overlooking/overshadowing is to be expected at such locations. I note the submission of Daylight Assessment with the application and I am generally satisfied with the contents thereof. I am satisfied that the impacts on the level of amenity of these properties would not be so great as to warrant a refusal .”

An Bord Pleanála granted permission for this development in July 2019.
