Brewery Block

In 2017 GV8 (trading as BPG3 at the time) was engaged by Summix Developments to assess the daylight sunlight levels associated with a proposed development on Cork Street. The proposed development related principally to the delivery of 65 student clusters within a seven-storey mixed use scheme.

On this project GV8 worked closely with Boyes Rees Architects to ensure that daylight studies remained coordinated with the design as it worked it’s way through the planning process.

Key Services Provided Included:

• Vertical Sky Component (VSC) testing to assess loss of skylight access to neighbouring accommodation.

• Annual Probable Sunlight Hours (APSH) testing to assess the loss of sunlight to neighbouring accommodation.

• Sun on Ground (SOG) testing to assess the loss of sunlight to neighbouring recreation spaces.

• Production of supplementary shadow casting imagery.

Having reviewed GV8’s assessment of impact to neighbouring properties the local authority concluded that:

“A sunlight and daylight analysis has been submitted as requested. The applicants indicate that all open space meets the requirements of the BRE guidelines. Whilst 14 of the 16 points surveyed externally comply. The 2 points which surveyed which do not meet standards are on the lower floors of the Southgate Apartments; one is impacted to a minor extent, whilst the other is impacted to a moderate extent. On balance however, within this inner city location, it is considered that the proposed development will not adversely impact upon residential amenities of the area.”

Dublin City Council granted permission for this development in December 2017.
