Blackhorse Avenue
In 2019 GV8 (trading as BPG3 at the time) was engaged by Richmond Homes to assess the daylight sunlight levels associated with a proposed development on Blackhorse Avenue. The proposed development related principally to the delivery of 90 BTR apartments within a building block stretching from four to seven storeys.
GV8 worked closely with Reddy Architecture and Urbanism on this project to identify a massing envelope that could be supported in the site. In consultation with Thorton O’Connor Town Planning, GV8 generated site adapted targets for impact testing. These targets were pegged to the height aspirations detailed in the Governments recently published Building Height Guidelines.
Key Services Provided Included:
• Vertical Sky Component (VSC) testing to assess loss of skylight access to neighbouring accommodation.
• Annual Probable Sunlight Hours (APSH) testing to assess the loss of sunlight to neighbouring accommodation.
• Sun on Ground (SOG) testing to assess the loss of sunlight to neighbouring recreation spaces.
• Alternative targets testing and supplementary ADF analysis for neighbouring properties.
• Production of supplementary shadow casting imagery.
• Average Daylight Factor (ADF) testing of all accommodation within the proposed development
• Sunlight access testing for all units within the proposed development
• Sun on Ground (SOG) testing of all proposed recreation spaces
An amended version of this scheme gained permission from An Bord Pleanála in May 2021.
