Brighton Road

In 2019 GV8 (trading as BPG3 at the time) was engaged by Richmond Homes to assess the daylight sunlight levels associated with a proposed development in Foxrock, Dublin 11. The proposed development related principally to the delivery of 37 apartments and 21 houses.

Involving a development site located in close proximity to a number of established homes, GV8 was tasked with identifying the significance of the impacts that would register on neighbouring properties. By producing a combination of quantitative predictions and qualitative imagery, GV8 was able to show that overshadowing of neighbouring properties would be both minor in extent and transient in nature.

Key Services Provided Included:

• Vertical Sky Component (VSC) testing to assess loss of skylight access to neighbouring accommodation.

• Annual Probable Sunlight Hours (APSH) testing to assess the loss of sunlight to neighbouring accommodation.

• Sun on Ground (SOG) testing to assess the loss of sunlight to neighbouring recreation spaces.

• Production of supplementary shadow casting imagery.

• Spatial Daylight Autonomy (sDA) testing of all accommodation within the proposed development

• Average Daylight Factor (ADF) testing of all accommodation within the proposed development

• Sunlight access testing for all units within the proposed development

• Sun on Ground (SOG) testing of all proposed recreation spaces

Having reviewed GV8’s assessment of light levels the Board’s inspector concluded that:

“In summary, I consider that the proposed development is acceptable in terms of daylight/sunlight and overshadowing impacts and will not reduce the neighbouring dwellings’ residential amenity.”

An Bord Pleanála granted permission for this development in May 2022.
