Carrisbrook House

In 2021 GV8 (trading as BPG3 at the time) was engaged by Greham House to assess the daylight sunlight levels associated with a proposed development at Carrisbrook House, Dublin 4. The proposed development related principally to the demolition of the existing 8 storey commercial building and the construction of a new 10 storey office building.

Located on a tight urban site, and neighbored on all sides by established residential terraces, one of the key challenges faced was the need to demonstrate that neighbouring homeowners would not be unduly impacted.  

Working closely with RKD on this project, GV8 was able to provide the client with confidence that the design could be supported from a very early stage.

Key Services Provided Included:

• Vertical Sky Component (VSC) testing to assess loss of skylight access to neighbouring accommodation.

• Annual Probable Sunlight Hours (APSH) testing to assess the loss of sunlight to neighbouring accommodation.

• Sun on Ground (SOG) testing to assess the loss of sunlight to neighbouring recreation spaces.

• Production of supplementary shadow casting imagery.

• Spatial Daylight Autonomy (sDA) testing of all accommodation within the proposed development

• Supplementary Average Daylight Factor (ADF) testing

• Sunlight access testing for all units within the proposed development

• Sun on Ground (SOG) testing of all proposed recreation spaces

Having reviewed GV8’s assessment of light levels within the proposed development An Bord Pleanála concluded that:

“The proposed development would be in accordance with the performance criteria for enhanced height whilst avoiding an abrupt transition in scale between land-use zones, would not have a significantly negative impact on the amenity of residential property in the immediate areas, would not result in unacceptable levels of overshadowing or overlooking of adjoining property, and would not detract from the visual amenities of the area.”

An Bord Pleanála granted permission for this development in  November 2023.
