In 2021 GV8 (trading as BPG3 at the time) was engaged by the Quinlan Group to assess the daylight sunlight levels associated with a proposed development in Sandyford. The proposed development related principally to the delivery of 101 BTR apartments plus associated amenities.

Located on a prominent corner site within the traditionally low-rise industrial environment of Sandyford one of the key challenges faced was the need to consider not only the consequence the proposed development could have for light levels within existing properties in the neighborhood but also, the light levels available to notional developments on adjacent plots.

Working closely with the design team GV8 was able to identify the most likely development scenarios that could play out on neighbouring sites. Having defined these scenarios and completed the supplementary testing, it was possible to demonstrate that neighbouring development sites would retain access to adequate levels of natural light with the proposed development in place.

Key Services Provided Included:

• Vertical Sky Component (VSC) testing to assess loss of skylight access to neighbouring accommodation.

• Annual Probable Sunlight Hours (APSH) testing to assess the loss of sunlight to neighbouring accommodation.

• Sun on Ground (SOG) testing to assess the loss of sunlight to neighbouring recreation spaces.

• Production of supplementary shadow casting imagery.

• Spatial Daylight Autonomy (sDA) testing of all accommodation within the proposed development

• Supplementary Average Daylight Factor (ADF) testing

• Sunlight access testing for all units within the proposed development

• Sun on Ground (SOG) testing of all proposed recreation spaces

• Supplementary testing of daylight available to notional neighbouring developments
